HO-2 versus HO-3 Policies

HO-2 (Broad Form) and HO-3 (Special Form) are both types of homeowners insurance policies in the United States, but they offer different levels of coverage. Here's a comparison of their coverages:
  1. Named Perils vs. Open Perils Coverage:
    • HO-2: Provides coverage for specific perils listed in the policy, typically including fire, lightning, windstorm, hail, explosion, riot, theft, vandalism, and more.
    • HO-3: Offers broader coverage, also known as open perils or all-risk coverage, which protects against all perils except those specifically excluded in the policy.
  2. Dwelling Coverage:
    • HO-2: Provides coverage for the dwelling (main structure) against the perils listed in the policy.
    • HO-3: Offers coverage for the dwelling on an open perils basis, except for exclusions listed in the policy.
  3. Personal Property Coverage:
    • HO-2: Offers coverage for personal belongings against the named perils listed in the policy.
    • HO-3: Provides coverage for personal property on an open perils basis, subject to exclusions listed in the policy.
  4. Additional Structures Coverage:
    • HO-2: Typically includes coverage for additional structures on the property, such as detached garages or sheds, against named perils.
    • HO-3: Offers coverage for additional structures on an open perils basis, except for exclusions.
  5. Loss of Use Coverage:
    • HO-2: Provides coverage for additional living expenses if the insured dwelling becomes uninhabitable due to a covered peril.
    • HO-3: Offers similar coverage for loss of use, allowing the insured to maintain their standard of living elsewhere if their home is temporarily uninhabitable due to a covered peril.
  6. Liability Coverage:
    • HO-2: Typically includes personal liability coverage, which protects the insured against claims or lawsuits resulting from bodily injury or property damage to others.
    • HO-3: Provides similar personal liability coverage for the insured.
  7. Medical Payments Coverage:
    • HO-2: Offers coverage for medical expenses of individuals injured on the insured property, regardless of fault.
    • HO-3: Provides similar medical payments coverage.
  8. Exclusions:
    • HO-2: Lists specific perils covered and typically excludes all others not listed.
    • HO-3: Excludes only specific perils listed in the policy, providing broader coverage overall.
The take-away: while both HO-2 and HO-3 policies offer homeowners insurance coverage, HO-3 (Special Form) generally provides broader coverage than HO-2 (Broad Form) due to its open perils approach, which covers all risks except those specifically excluded. HO-3 policies are more common and often recommended for homeowners seeking comprehensive coverage.
